Job Description

Renaissance Personnel is a full service agency hiring a Residential Property Manager on behalf of our client in London Ontario.    This role is a direct hire.  

Responsibilities:

  • Provide supervision, direction, delegation to administrative and maintenance staff as required
  • Monitor accounts receivable and comply with collection SOPs
  • Capital planning in relation to asset
  • Site and property inspections
  • Attend and participate in a variety of tasks ad-hoc, flexibility for after-hours attendance may be required
  • Rent collection and arrears management
  • Marketing and leasing of units, including preparation of tenant correspondence, legal forms
  • Vet prospective tenants, ensuring they are a good fit for the building/unit
  • Lease renewals and administration
  • Purchase order processing and contractor management
  • Tenant liaison
  • Maintenance management, develop scope and planning
  • Risk assessment and liability mitigation
  • Incident reporting
  • Assisting with budget, year-end accruals and recoveries
  • Coordination of move-in, move-out process, including required inspections, elevator bookings, etc.
  • Prepare and maintain all residential licenses as renewals
  • Assist with security issues, including reports/videos, that might be relevant regarding the portfolio
  • Report on vacancy / tenant status of portfolio on a monthly basis
  • Meet health & safety guidelines, including WHMIS and CCOHS standards
 

Candidate Profile

To succeed in this role, candidates must have the following key skills:
  • Minimum five (5) years’ experience in property management, including Residential Property Management
  • Field related designation is vital
  • In-depth knowledge of various legislations, including the Resident Tenancy Act
  • In-depth knowledge and understand of codes and regulations, including Fire Code, Building Code, Occupational Health & Safety Act
  • Knowledge and understand of building system (HVAC, Fire Protection, M-E-P)
  • Ability to navigate legislation as applicable on a case-by-case basis
  • Ability to read property surveys and engineering drawings
  • Strong negotiations skills
  • Strong contractor management and trade supervision skills
  • Ability to work independently and as party of a team
  • Ability to meet deadlines
  • Strong analytical and problem solving skills
  • Strong customer service orientation and delivery
  • Proficiency with Microsoft Office 365 software (Word, Excel, Outlook)
  • YARDI experience is an asset
  • Reliable vehicle and ability to travel to various sites as necessary
