Job Description

Reporting to the Operation Manager at our Guelph Residential Rentals, this position is responsible for contributing to and coordinating maintenance projects, property inspections, enhancing customer and contractor relationships. Provides excellent customer management and high-level integration between all staff as it pertains to the Maintenance needs of the department.

Responsibilities Include:

• Work to develop a sense of “team” in the maintenance/operations department and across other departments.
• Ensure all maintenance requests are tracked, diagnosed, details obtained, prioritized, assigned and resolved within established timeframes and quality standards.
• Review service requests for complete and accurate information.
• Communicate and liaise between customer service desk and maintenance department to ensure a consistent flow of information is maintained.
• Complete regular property inspections and coordinate follow up work. Visit properties as required to investigate customer inquiries or complaints.
• Maintain related maintenance records and documentation, including work orders, requests for quotes, invoices, materials, costs, contracts and purchase orders.
• Data entry of historical and current information pertaining to capital expenditures and assets.
• Assist with preparation and distribution of correspondence to staff, residents and the general public.
• Assist in the assignment of work based on priorities established by management.
• Establish and maintain a positive, supportive work culture.

Experience & Qualifications:

• Familiar with landlord-tenant law, property inspections and assessments.
• Project management and problem resolver.
• Proven ability to work in a hectic, demanding environment with flexibility in terms of schedule to meet deadlines or complete projects.
• Excellent communication, people skills, enjoys communication with the public, clients and contractors with a demonstrated ability to provide exceptional customer assistance.
• Adept at troubleshooting, identifying the problem promptly and working towards a positive resolution and follow up. Skilled at research, collection data, summarizing cost projections, assessing quotes for work.
• Eager to learn new programs as they rollout.
• Knowledge of current health and safety, fire code and building code regulations.
• Intermediate knowledge of Word, Excel, Outlook and other related computer programs.
